What is the HomeFinder Program?
The HomeFinder Program is a premium program designed to enable serious buyers the ability to get a home that’s not in our inventory that matches their exact specifications.
How Does It Work?
- Remit the Initial Non-Refundable Joint Venture Partnership Capitalization of $2500.00 (credited towards your down payment at contract execution) by clicking the, “Let’s Do This” button below
- Complete the HomeFinder Form (you’ll be automatically redirected to the form upon successful payment)
- You’ll be emailed login credentials to your HomeFinder Project in Basecamp, log in because this is where the magic happens
Upon receipt, we’ll setup your HomeFinder Project using our proprietary template in Basecamp, an online project management app we use to aggregate information and keep you posted of updates in realtime.
You’ll be emailed login credentials to login.
Once you login, there will be additional information and a few to-dos we need you to take care of that help accelerate how quickly we can get you the exact home you’re looking for.
Once the to-dos are completed (takes less than 10 minutes), we’re automatically notified and now have the information necessary to understand your tastes and desires.
At this point, you’ll be contacted by one of our investors for an initial HomeFinder Consultation where our investor will confirm his/her understanding of your personal desires and tastes, provide their individual contact information and answer any questions you may have.
Then, the investor will provide the information regarding the home you need to our virtual army of nationwide investors. This is where the magic happens.
By leveraging more than 1500 investors nationwide, unlike any other program or service, we have the ability to quickly locate homes that match your needs, some of which may already be in our association portfolio.
Once viable homes are located, an initial call is placed to the seller, builder, Realtor, bank or advertising parties to determine viability. If the home is viable, we’ll proceed to take the home through our Ironclad Due Diligence Process.
What is the Ironclad Due Diligence Process?
Since the mortgage and real estate market implosions in 2007, fraud has run rampant. As a result, we verify and document that each property meets certain criteria, namely, to ensure that we’re dealing with the legal owner of the home or other legally authorized entity that has the legal authority to convey the deed and we ensure that any and all mortgages are current.
All of this is done before you contract on the home or take occupancy.
And then, we take it a step further.
Unlike any other program in existence, our buyers are guaranteed the peace of mind that the home they’re paying for won’t end up in foreclosure. How do we achieve this?
Through a quid pro quo exchange.
Every month, you’re required to make a mortgage payment to the seller who becomes the lender after contract execution.
Every month, if the lender has a mortgage or mortgages attached to the home, the seller/lender is required to provide you documented proof that any and all mortgages are current.
Every. Single. Month.
Because of this, in more than 7 years, we’ve never had a single buyer lose a home or had any mortgage payments missed.
We also obtain a borrower’s authorization enabling us to speak directly with the seller’s mortgage lender which they won’t do without it due to the Privacy Act. This enables us to always ensure that mortgages are current.

Once the home has passed through our Ironclad Due Diligence Process, we proceed to contract on the home using a variety of contracts to obtain equitable interest in the home so we control the property for the purpose of the transaction with you and can guarantee and ensure that if you love the home, it’s yours.
Doing it this way eliminates the concern over seeing a home, falling in love and then worrying about whether or not you’re going to be able to get it.
Using our proprietary method, if you see it and love it, it’s yours.
